Do Home Buyers Need a Reality Check? 

Late last week I was reading a post from Lisa Zambelli of Cliffco Mortgage Bankers. In her piece she wrote about the pain many potential home buyers are currently experiencing. What I am talking about are the dreaded bidding wars that are occurring here in Long Island and Nassau County. In her article, she provides a few reasons why this is happening.

  1. Pent-up Buyer Demand: We have lots of buyers emerging from a rough winter here on Long Island, and because they are all hitting the market at once, demand is now soaring.
  2. Fear of High Mortgages: If you haven't realized it yet, a 1% increase in mortgage rates can mean you paying an extra $500 a month in mortgages, and this can add up to hundreds of thousands of dollars over the lifetime of the loan. Rates are expected to increase by 2015, so now is the time to buy if you wish to do so affordably.
  3. National Media: Many homeowners are apt to believe media reports that home prices are increasing at high rates. While this is true in some places, the market really is not appreciating as quickly as some would hope. This is causing some people to list their homes far above market value. This causes the properly-priced homes to become even more attractive to buyers, and increases the demand for them.
  4. Mindset of the Buyer: I believe this is the biggest source of frustration for buyers. Buyers want the perfect house with the lowest interest and the cheapest closing costs. For a few years after the housing bubble, buyers were in the driver's seat and everything was in their favor. However, those times are over and experts have been predicting that interest rates will start to rise this year. Right now, smart sellers are in charge of the market.
Here is my advice to all the serious buyers and other people who are on the fence about buying a home:

  1. Stop waiting for the perfect home 
  2. Stop thinking you can get over on the seller and get a great deal 
  3. Stop thinking you can get a low interest rate with low closing costs. 

Starting today it is all about making wise choices. Create a list of non-negotiable items or features you need in your home. Create a second list with features that would be nice, but aren't necessary. 

Find a property that you like and quit looking for that once-in-a-lifetime deal, because it is simply not here anymore. The odds of you finding that needle in the haystack with so much competition are nearly zilch. 

Instead, find something that you like and be aggressive in your offers. Love the good things about your home, and learn to accept the minor imperfections that come along with it. You may have to do a little work to the home you buy.

I have recently had the honor and pleasure of being invited to speak at two different Mastermind groups of lawyers and mortgage representatives. It has amazed me how much the topic of a buyer brokerage has come up.

This is a bit surprising to me because we've been practicing this for more than 10 years, but people are finally starting to grasp this idea. Our question here is: Who represents who in the real estate transaction?

Often times you will find that a buyer gets an agent and trusts him/her to work in their best interests. Buyers assume because this agent knows about their family and their finances that the agent will surely be working to get them the best deal on a home. However, every home that this type of agent shows you, he/she is trying to sell for full price and negotiate in favor of the seller. You need full disclosure on who is representing who in this transaction, because this is an extremely important financial decision in your life.

Ask your broker if they know about buyer brokerage. Over the next few weeks we're going to bring you more videos on relationships within the real estate process. Unfortunately, I have been hearing a lot about expired listings in the past year. As a real estate agent, this is a sore subject because it essentially means that someone in my industry failed at their job. Although I don't like this any more than you do, I'm going to talk about this phenomenon in further detail and what we've put in place to prevent this.

The Expired Listing

An expired listing is a home that was once under contract with a real estate agent. These contracts last for 3-9 months and the owners and the agent agreed to a number of terms in which their home had to be sold. For whatever reason, the agent failed to get the home sold under the terms that they had agreed upon.

  • About 2/3 of the people that we've talked to with expired listings felt that they were put in a position where they could not succeed. This could be negligence on the part of the agent or their own misunderstanding of the market. Either way, it always disgusts me to hear about this as a real estate agent.
  • When the client backs out of a contract with an agent, they are often not able to list their home again because they are still under contract, and even worse, they still have to pay the agent commission for the job that was not done properly.
This is a problem within my industry, and one that irks me to no end. I absolutely hate to see people in these kinds of situations because here at the Miller Realty Group of Long Island, we truly care about the welfare of our clients.

What We've Done to Help Our Clients

In order to solve this problem and serve our clients better, we've come up with a program. We call it the Cancellation Guarantee or the One Day Listing.

  • What this means is that you have the right to terminate your contract with us for any reason whatsoever. There is no listing obligation or commission obligation. If we weren't doing our job, why should we be getting paid?
  • You're then free to list your home with someone else or sell it on your own. We will not hold you hostage.
    • We will only need 24 hours to take your home off our listings and marketing systems.
  • When you hire us to sell your home you get to use our marketing and sales systems for free until we sell your home.
If you choose not to work with us we still want you to be aware of the contracts you're signing with listing agents. Make sure to have your agent put down in writing that you have the power to terminate their services if you are unsatisfied with their work. It's important to protect yourself as a seller.

I recently sat down with a client that signed a one year contract with a leasing company. Five months in to the agreement, they felt that it was a bad decision and decided to cancel the services, however, they were under contract and could not sell their home for another 7 months. This is a nightmare for home sellers because real estate market conditions here in Long Island are subject to a vast amount of change.

3 Reasons to Sell During the Winter



A lot of sellers have been asking me whether they should wait until spring to list their home. The answer is no. The winter months are a fantastic time to sell. Why? I have three reasons!
  1. There is lower inventory - So many people wait until spring to put their home on the market which means less competition for you. Less competition means more money in your pocket.
  2. Buyers are more serious - If a buyer is taking the time to look at homes through the holiday season, the cold and rainy days, you know they are ready to commit.
  3. Buyers are qualified - Buyers are pre-approved and ready to make an offer that you can trust.
Just a few weeks ago one of our clients put her home on the market. Within 8 days she had three offers. A bidding war was started and she actually got more money than she asked for. That could be you!

Tips to Get Your Home Sold in the Fall Part 2



Welcome back! In the last video we talked about some tips on how to get your home sold. Today, I have a few more for you!
  1. Clean your carpets - If you have carpet or rugs in your room, bring in a professional cleaner. It will freshen the carpet and remove odors.
  2. Make sure everything works - It seems simple, but nothing is a bigger turn off to a buyer then when they try to turn on a light and it’s burnt out. Check your light switches, your outlets and light bulbs.
  3. Remove personal items from kitchens and bathrooms - In everyday living it’s normal to have toothbrushes on the counter or shampoo in the shower. When a buyer looks at your home, though, you want to remove those items. The same goes for the kitchen appliances.
  4. Clean or replace curtains and wall treatments - If the curtains are outdated, replace them. Make your home fresh!

Tips to Get Your Home Sold this Fall Part 1



Welcome back to my video blog!

We’ve had a great market lately. With low inventories, homes sold quickly. So, why then didn’t your home sell? I have a few tips on how to make sure your home is ready to sell this time around.

When a buyer looks at your home they bring in an inspector. We suggest getting a home inspection done before putting your home on the market. This puts you in a great position. You can give buyers an inspection report and then neither you or the buyer needs to worry about any surprises.

Along with that, don’t hide repairs. If there is something that needs to be fixed, repair it. Don’t hide it.

Creating a good first impression is also important. Most buyers start their search online before they even contact a realtor.  Bring in a professional photographer to showcase your home. The photographs you put online can ultimately determine whether a buyer even visits your home.

How’s your curb appeal? The next step after checking your home out online is for a potential buyer to drive by your home. Make sure the lawn is mowed, fresh flowers are planted, etc.

Because buyers wanted to lock in the lowest rate possible, the increase actually caused a surge of activity. We are seeing multiple offers on properly priced homes. In fact, around 4 percent of homes are actually being sold at above list price.

Long Island Summer 2013 Market Update



Hi, everyone. I wanted to welcome you to the Miller Realty Group video blog. Our goal is to bring you updates and relevant information on today’s market to help you with your real estate needs!

What’s happening in our current market compared to where the market was this time last year?

Our market last year was slower than now. Although there were a huge amount of short sales and foreclosures, our Long Island market has decelerated. Most of the foreclosed homes have come off the market.

What many people have been talking about is the recent increase in interest rates and the ability to get a mortgage. Banks are still lending good money to those who are well qualified. The requirements are stricter, but if you have good credit and a reasonable down payment, lenders will work with you. We have seen buyers with a credit score of 650 and above getting a very reasonable rate on a 30-year-fixed mortgage.
