3 Reasons to Sell During the Winter



A lot of sellers have been asking me whether they should wait until spring to list their home. The answer is no. The winter months are a fantastic time to sell. Why? I have three reasons!
  1. There is lower inventory - So many people wait until spring to put their home on the market which means less competition for you. Less competition means more money in your pocket.
  2. Buyers are more serious - If a buyer is taking the time to look at homes through the holiday season, the cold and rainy days, you know they are ready to commit.
  3. Buyers are qualified - Buyers are pre-approved and ready to make an offer that you can trust.
Just a few weeks ago one of our clients put her home on the market. Within 8 days she had three offers. A bidding war was started and she actually got more money than she asked for. That could be you!

Tips to Get Your Home Sold in the Fall Part 2



Welcome back! In the last video we talked about some tips on how to get your home sold. Today, I have a few more for you!
  1. Clean your carpets - If you have carpet or rugs in your room, bring in a professional cleaner. It will freshen the carpet and remove odors.
  2. Make sure everything works - It seems simple, but nothing is a bigger turn off to a buyer then when they try to turn on a light and it’s burnt out. Check your light switches, your outlets and light bulbs.
  3. Remove personal items from kitchens and bathrooms - In everyday living it’s normal to have toothbrushes on the counter or shampoo in the shower. When a buyer looks at your home, though, you want to remove those items. The same goes for the kitchen appliances.
  4. Clean or replace curtains and wall treatments - If the curtains are outdated, replace them. Make your home fresh!

Tips to Get Your Home Sold this Fall Part 1

We’ve had a great market lately. With low inventories, homes sold quickly. So, why then didn’t your home sell? I have a few tips on how to make sure your home is ready to sell this time around.

When a buyer looks at your home they bring in an inspector. We suggest getting a home inspection done before putting your home on the market. This puts you in a great position. You can give buyers an inspection report and then neither you or the buyer needs to worry about any surprises.

Along with that, don’t hide repairs. If there is something that needs to be fixed, repair it. Don’t hide it.

Creating a good first impression is also important. Most buyers start their search online before they even contact a realtor.  Bring in a professional photographer to showcase your home. The photographs you put online can ultimately determine whether a buyer even visits your home.

How’s your curb appeal? The next step after checking your home out online is for a potential buyer to drive by your home. Make sure the lawn is mowed, fresh flowers are planted, etc.

Because buyers wanted to lock in the lowest rate possible, the increase actually caused a surge of activity. We are seeing multiple offers on properly priced homes. In fact, around 4 percent of homes are actually being sold at above list price.

Long Island Summer 2013 Market Update



Hi, everyone. I wanted to welcome you to the Miller Realty Group video blog. Our goal is to bring you updates and relevant information on today’s market to help you with your real estate needs!

What’s happening in our current market compared to where the market was this time last year?

Our market last year was slower than now. Although there were a huge amount of short sales and foreclosures, our Long Island market has decelerated. Most of the foreclosed homes have come off the market.

What many people have been talking about is the recent increase in interest rates and the ability to get a mortgage. Banks are still lending good money to those who are well qualified. The requirements are stricter, but if you have good credit and a reasonable down payment, lenders will work with you. We have seen buyers with a credit score of 650 and above getting a very reasonable rate on a 30-year-fixed mortgage.
